Located on the first hills south of Pesaro, in a private setting and easily accessible via a charming, tree-lined lane, stands the Villa Viterbo real estate complex. A second dwelling has been added to the villa, originally intended as a farmhouse and later registered as a residential home, with a cadastral area of ​​approximately 242 square meters distributed over two floors. The building features a mixed construction of brick and a reinforced concrete frame, offering spacious rooms suitable as a self-contained home or guest house.

The complex is completed by various outbuildings intended for storage and warehouse use, as well as a characteristic, historic grotto, a typical feature of local rural architecture that was traditionally used for preserving food. The estate, which covers approximately 84,000 square meters, comprises arable land, an olive grove, wooded meadows, and woodlands. The size and configuration of the land contribute to a cohesive whole that is of particular importance from a landscape, agricultural, and ecological perspective.

The buildings are generally in reasonable and functional condition, although they require extraordinary maintenance and restoration/renovation to bring them up to modern building standards.

The available technical documentation indicates the presence of certain structural and planning irregularities that cannot be attributed to substantial problems affecting the property complex. Based on the technical assessments carried out, these irregularities are deemed capable of being legalized through the procedures established in current legislation.
